Here the deciding factors are the floor and the size of the lift. A lift being present is still no guarantee that a mattress, wardrobe or corner sofa will fit in it.

Room furniture is usually replaced outside the busiest period, and access has to be arranged with the property manager.

Why furniture is heavier in seasonal properties

This is the Jurmala peculiarity customers most often fail to allow for. In an unheated summer house or a shut-up coastal property, a mattress and upholstered furniture absorb moisture from the air year after year. By the time they finally come out they are heavier than they look, and in worse condition than the owner remembers — the padding smells, and the wooden frame may have swollen or rotted.

In practice this means two things. First, furniture like this usually can't be dragged out through a narrow doorway — it has to be dismantled. Second, when we plan the job we allow for the actual weight, not for how light the sofa was when it was new. If the photos show that an item has stood a long time in an unheated room, we say so up front rather than discovering it on site.

Access: sand, pine trees and the season

Sandy soil and private driveways surrounded by pine forest don't always take a fully loaded van. If we can only get as far as the street, we carry by hand — but it's better to know that beforehand.
